Viessmann Annual Landlord Gas Safety Check in Dartford

The landlord of a residential property in Dartford contacted Heat Cover to schedule their annual gas safety inspection, commonly known as the CP12 check. As a responsible landlord, they needed to ensure that the installed Viessmann Vitodens gas boiler was operating safely and efficiently, as required by law for all rented accommodation. Regular servicing is essential for modern condensing boilers. Without a current Gas Safety Certificate, landlords are in breach of their legal obligations. We arrived at the property to perform a comprehensive assessment of the combustion performance and internal ventilation systems to ensure there were no carbon monoxide risks present for the current tenants.

Our Gas Safe engineer arrived equipped with the necessary flue gas analysis equipment to verify the performance of the Viessmann boiler. We conducted a rigorous visual inspection of the appliance, checking for any signs of corrosion or leakage, and inspected the flue termination point to ensure it remained clear of obstructions. Following the physical inspection, we performed a full combustion analysis using a calibrated flue gas analyser, verifying that the air-to-gas ratio was within the manufacturer’s specified parameters. We then tested the operating pressure and confirmed that the pressure relief valve and expansion vessel were correctly set. Once all safety devices, including the flame supervision device, were confirmed to be functioning correctly, we successfully issued the digital Landlord Gas Safety Certificate for the property.
