Vaillant Boiler Gas Safety Check and CP12 Renewal in Bexley

A landlord in Bexley contacted our team at Heat Cover regarding their rental property, as the annual gas safety certificate was approaching its expiry date. As a responsible property owner, they needed a certified Gas Safe engineer to verify that the heating system remained safe for their tenants. The installation featured a reliable Vaillant ecoTEC Pro boiler, which had been performing well but required professional inspection to comply with current regulatory standards. Upon arrival, we noted that while the appliance appeared to be in good physical condition, the absence of an active CP12 certificate posed a significant legal issue. Any gas-fired appliance can develop issues over time, such as flue gas leaks or combustion anomalies, which are often invisible to the naked eye. The customer needed a thorough inspection of the ventilation requirements and internal component integrity to ensure the household remained protected from potential carbon monoxide risks and that all safety devices were fully operational.

Our engineer began the process by performing a visual inspection of the Vaillant boiler casing and ensuring the flue terminal was unobstructed. We then utilized a calibrated Flue Gas Analyser to test the combustion ratio, checking for CO/CO2 levels to ensure the burner was firing correctly at both high and low rates. We proceeded to perform a tightness test on the primary pipework to confirm there were no gas escapes within the property. Following the performance testing, we inspected the safety discharge valve and the condensate trap to ensure no debris buildup could lead to system failure. We successfully cleared a minor blockage in the condensate pipe to improve discharge flow. Finally, we checked the operation of the Flame Failure Device (FFD) and confirmed that the boiler achieved ignition within the manufacturer’s specified parameters. With all readings falling within the safe operational limits set by the manufacturer, we issued the electronic Gas Safety Record (CP12) on-site.
