Potterton Boiler Service in Petts Wood – New Homeowner Safety Check
Petts Wood
The Problem
After recently purchasing a new home in Petts Wood, the new owners wanted to ensure their existing heating system was safe and functioning correctly before the winter months. They were unfamiliar with the maintenance history of the property’s older Potterton boiler and contacted Heat Cover to perform a professional assessment. As part of our standard new-owner service, we needed to verify the flue gas analysis and ensure no carbon monoxide leakage was present.
Upon initial inspection, the boiler displayed signs of neglect from the previous occupants, including a buildup of debris within the combustion chamber and evidence of poor ventilation near the flue terminal. It is critical to address these issues early, as a restricted flue or fouled heat exchanger can significantly increase fuel consumption and pose serious health risks. Our primary goal was to thoroughly clean the unit and verify that all internal safety components were operational, providing the new homeowners with peace of mind regarding their heating system's long-term reliability and safety compliance.
What We Did
Our engineer began by performing a full strip-down of the Potterton unit, removing the casing to inspect the burner assembly and heat exchanger. We cleared a significant accumulation of carbon deposits from the burner manifold and cleaned the condensate trap to prevent blockages. Next, we checked the expansion vessel pressure, which had dropped to 0.4 bar, and recharged it to the manufacturer’s recommended 1.0 bar to ensure the system pressure remained stable during heating cycles.
Following the physical cleaning, we conducted a comprehensive flue gas analysis using our calibrated digital analyzer to ensure optimal combustion ratios. We tested the safety devices, including the flame failure detection sensor and the pressure relief valve, to confirm they triggered correctly. Finally, we performed a thorough leak test on all gas joints within the boiler casing using an electronic gas sniffer, confirming everything was airtight and met current Gas Safe standards for continued safe operation.
Result
The boiler passed all safety tests and is now running at peak efficiency. Impressed with the thorough service, the homeowners signed up for our annual maintenance plan.
