The Problem
A landlord based in Bexley contacted us to arrange the annual gas safety check (CP12) on their rental property ahead of a new tenancy starting. The property had an Ideal Logic+ 30 combi boiler and a gas hob in the kitchen. Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have all gas appliances, pipework and flues checked annually by a Gas Safe registered engineer and to provide tenants with a copy of the certificate.
The previous certificate had expired and the landlord wanted the check completed before handing keys over to the new tenants.
What We Did
Our Gas Safe engineer attended on the agreed morning and carried out a full inspection of all gas appliances and associated pipework. This included testing the boiler flue integrity, checking all gas connections and pipework for soundness, testing the gas hob burners and verifying the boiler's safety controls and pressure relief valve.
The Ideal Logic boiler passed all checks with no issues identified. The gas hob also passed. We completed the full CP12 documentation on site and issued the digital certificate by email within the hour — which the landlord was able to forward directly to the new tenants.
We also advised the landlord on our landlord cover plan, which bundles the annual CP12 service with breakdown cover for a single monthly fee.
Result
CP12 certificate issued same day. New tenancy proceeded without delay. Landlord has since taken out a landlord cover plan with us.
