Ideal Boiler Gas Safety Check and CP12 Renewal in Dartford

The property owner in Dartford reached out to Heat Cover regarding their rental property, as the CP12 Gas Safety Record for their installed Ideal boiler had expired. It is a legal requirement for landlords to have their gas appliances checked annually by a Gas Safe registered engineer to ensure tenant safety and compliance with building regulations. Upon our initial conversation, the landlord expressed concerns about whether the ageing Ideal unit would pass the necessary safety standards. Without a valid certificate, the landlord was unable to sign off on new lease agreements. We scheduled a visit to perform a full rigorous inspection of the appliance, flue system, and overall ventilation to identify any potential issues that could lead to a failure in the combustion analysis or safety interlock checks.

Our engineer arrived promptly in Dartford and began by isolating the Ideal boiler to perform a thorough visual inspection of the primary heat exchanger and burner assembly. We cleaned the burner and checked the flue terminal to ensure no blockages were impeding safe operation. A tight-seal pressure test was conducted on the system to ensure no leaks were present within the gas pipework. Following the physical inspection, we connected our calibrated flue gas analyzer to the test point. We monitored the CO/CO2 ratio to ensure the combustion was clean and efficient, confirming that the gas valve settings were within the manufacturer's specified tolerances. We also tested the Flame Failure Device and the overheat thermostat to guarantee the safety systems were fully operational. Once all safety parameters were met and confirmed, we generated the electronic CP12 certificate and registered the work with Gas Safe.
